Here is all you need to know about stamp duty on property purchase in Raipur.

If you’re purchasing a home in Raipur, the state capital, or any other city in Chhattisgarh, you’ll have to pay a stamp duty of 5% of the purchase price. In Chhattisgarh, you’ll have to pay an extra 1% of the transaction amount as a property registration fee. However, this is only true if the property is registered in a man’s name.

Section 25 of Chhattisgarh Registration Act

All documents necessary for registering a property deed must be presented to the competent registrar officer within four months after the property registration date, according to Section 25 of the Registration Act of 1969. In the event of any offence, a fine of ten times the amount of the property registration fee must be paid.

Documents required for Raipur stamp duty

To register a property in the state of Chhattisgarh, the appropriate reports must be submitted with the application form:

  • Registry copy of the land or structure
  • A copy of the lease
  • Hrin Pustika / Khasra clone
  • Copy of any government department’s allotment/registry relating to the land/building.
  • The cost of electricity (in case of encroachment.)

How to register a property for Raipur stamp duty?

Follow the processes outlined below to register a property in Raipur:

Step 1: Go to the Chhattisgarh Municipality’s official website.

Step 2: From the portal’s home screen, choose your specific corporation and click the “Go” button.

Step 3: From the drop-down menu, select “New property registration.”

Step 4: A new property registration page will appear, prompting the user to enter the property’s information.

Step 5: To generate a property ID, hit the “New” button.

Step 6: Next, decide whether you want a building or an open area of land.

Step 7: Choose if your property will be used for business, commercial/residential, industrial, or residential purposes.

Step 8: Select the category type that falls within the property usage type.

Step 9: From the list of categories below, choose the type of property ownership you want:

  • Individual single
  • United family
  • Partnership firm
  • Trust/society
  • Limited company
  • Co-operative society
  • Central government PSU
  • Central government
  • State government
  • Municipal Corporation
  • State government PSU
  • Legitimate political party
  • Other

Step 10: Determine if the occupier is an owner, a renter, or both an owner and a tenant.

Step 11: If appropriate, input the Khasra and Halka numbers..

Step 12: If you know your tax zone, select “Tax zone,” or if you don’t, click “?” to find out.

Step 13: If you know your ward number, choose it; otherwise, click “?” to find out.

Step 14: For the question of major road property, select “yes” or “no.”

Step 15: Enter the city’s pin code and the property address.

Step 16: Provide the consolidated tax information, such as the total number of renter families, the number of tables, chairs, seats, and rooms, and so on.

Step 17: If a building permit is received, enter the year of construction and total plot area, as well as the specifics of the building permit.

Step 18: Click the “+” option to add the floor data, and then click the “+” button to add the owner details after submitting the floor details.

Step 19: Fill up the owner details by clicking the “New owner” button.

Step 20: After filling in all of the information, click the “Save” button.

Step 21: If you have a water connection, click the “+” button to input the details.

Step 22: To upload a PDF document, click the “Upload files” button.

Step 23: To store your property information, click the “Save” button.

Step 24: On the following page, after clicking the save button, a new registration report will be created.

How to track Raipur stamp duty status?

The applicant can check the status of his or her application online by completing the procedures below:

Step 1: Choose a company type on the portal

Step 2: Choose your corporation and then click the “Proceed” button.

Step 3: Select “Track New Property Registration” from the drop-down menu.

Step 4: Click the “Search” button after entering the Application ID.

Step 5: You may now check the document’s status. At the departmental level, the new registered property is authorised or pending.
