How to check Jamabandi (land record) on Dharitree?
Step 1: Visit the official land records site in Assam, https://revenueassam.nic.in/ Dharitree Assam portal. Select the Dharitree option. Click on the proceed button for Dharitree Jamabandi Assam.

Step 2: On the next page, select your district, circle and village or town.
Step 3: Now, select the options to proceed as shown in the image below.
Step 4: On the next page, you get the option to search for land records in Assam by Dag number/Patta number/Pattadar name. Select one option.
Note: Provide the Dag number, the Patta number or the Pattadar name using the virtual key provided on the portal. You cannot use your computer’s keyboard for this. You will have to key in the captcha number, before you can hit the ‘search’ option on your screen.
The page will now show you the pattadar details. (In our example, we have searched the land records using the pattadar name.)

How to get jamabandi by patta name on Dharitree Assam?
Step 1: Copy and paste the below-mentioned address in your browser:
https://revenueassam.nic.in/dharitreeonline/menu_selection_for_user.php
Step 2: Click on the “Display Jamabandi by Patta Type” option.
Step 3: Select a district from the drop-down list. Click on the Submit button.
Step 4: On the next screen, choose the details from the drop-down list. Click on the Submit button. The jamabandi details of Assam land records will be displayed online.
How to get land records in Assam offline?
If the name of the village does not appear in the list provided on the Dharitree portal, you have to contact your circle office to get the land records. This is because land records of all the villages in the state have not yet been digitized – more than 26,000 village maps in Assam have been updated on the Dharitree portal.
- To get a physical copy of land records or Bhulekh in Assam, visit the circle office and submit an application for the same. You must apply before the respective circle officer on plain paper affixing court fee stamp as per the Court fee Act.
- The circle officer directs the dealing assistant or the relevant Lot Mandal to initiate processing of the application. Subsequently, the assistant enters the application into the Dharitree system using the Citizen-Centric Certificate module. The applicant receives an acknowledgment receipt, along with a fee receipt generated by Dharitree, which includes the date of delivery.
- The relevant Lot Mandal accesses Dharitree, navigates to their menu, and identifies pending applications. After verifying and updating records if necessary, the Lot Mandal submits the application to the Circle Officer for approval. The Circle Officer reviews the application through their Dharitree menu and grants approval.
- The Dealing Assistant then prints out the approved documents and provides them to the applicant after obtaining the Circle Officer’s signature. These documents, known as Record of Rights (RoRs), feature a QR Code for authentication.
- Once the Integrated Land Records Management System is implemented statewide, applicants will receive SMS alerts at each stage of the process. They will also have the option to obtain digitally signed copies from any Common Service Centre in Assam or remotely.
- According to the ARTPS Act, RoRs must be issued within 5 days of receiving the application. Failure to do so may result in penalties under the Act.

What if your land information is not available on Dharitree Assam portal?
In case you are not able to find your land records on the Dharitri portal, you will have to pay a visit to the tensildar office concerned or circle office to find out the information. This is because there there are several villages for which no cadastral map is available. A cadastral map is one that shows aerial topography of a location along with certain customization as per the given specifics like survey number, dag number or khata number.

Process to check property mutation in Assam
For property mutation in Assam, you have to apply offline only. There is no any standard format for application of mutation. An applicant can apply on a plain paper with required documents to the circle officer or lot mandal for field mutation.

Dag number
As is true of all states, land parcels in Assam have also been allocated a unique identity number known as dag number. Land records in Assam can be searched using this dag number. This unique land identity number is known as khasra in northern states.
Patta number
When the rights of a land parcel are transferred by the owner to another person for a specific period though a lease, a patta document is used, to formalise the process. The patta number is a legal identity proving land ownership. In fact, in January 2021, prime minister Narendra Modi launched a special programme of the Assam government to distribute land patta or land allotment certificates to over one lakh landless, indigenous people, after a government panel said 90% of people in Assam did not have legal documents to prove land ownership. The Assam government plans to allocate a total of 2,28,160 land pattas in 4.5 years. The prime minister launched the process of allocation of pattas to 1.06 lakh people on January 23, 2021.
