To provide alternate connectivity to Mumbaikars, decongest the BEST services on the road and the Mumbai local railway network, the plan to construct the Mumbai Metro took shape in 2006. The foundation stone for Line 1 of Mumbai Metro according to the detailed project report of the Mumbai Metro was laid. However, operational and policy delays resulted in delays to the different lines of Mumbai Metro. In 2025, Mumbai has four lines of Mumbai Metro and one line of Navi Mumbai Metro operational, while work is in progress on the remaining proposed lines.

- To be built at Rs 8,417 crore, this 24.9-km-long Thane-Bhiwandi-Kalyan Metro-5 corridor, also known as the Orange Line, will be constructed in phases.
- The Mumbai Metro Line 5 will be built in phases. Phase-1 of Mumbai Metro Line 5 will connect Thane to Bhiwandi and include the creek bridge. Phase-2 of Mumbai Metro Line 5 will connect Bhiwandi to Kalyan. MMRDA is also exploring the option of extending Mumbai Metro Line 5 from Kalyan to Ulhasnagar. Once the DPR is done and approval is received from the government, work on this stretch, which spans 8 km, will start.
- The Orange Line has installed Mumbai’s first Metro viaduct that will pass over a water body. In Phase-1, an 11 km viaduct will connect six metro stations: Balkum, Kasheli, Kalher, Purna, Anjurphata, and Dhamankar Naka. A 3 km stretch of Mumbai Metro Line 5 from Dhamankar Naka to Temghar will be constructed underground, as per a GR issued by the MMRDA. With this, Mumbai Metro Line 5 will be a combination of elevated and underground routes. While previously the entire 25 km stretch was planned to be elevated, the presence of structures on this route that required demolition prompted the authority to opt for an underground route.

Mumbai Metro: Real estate impact
Mumbai Metro is one of the most important links that was missing in the city to decongest the traffic situation in this city that is on its toes 24 hours. Even when there are only 4 lines opened by in Mumbai and 1 in Navi Mumbai, these have had significant impact on property prices because of the convenience that they offer. Mentioned below are reasons on role of Mumbai Metro in influencing property prices in the city.
Increased connectivity
Mumbai has long struggled with traffic congestion, but with the ongoing development and operation of Mumbai Metro Lines, the city is becoming less congested, making travel across different parts of the city significantly easier. The Mumbai Metro Line with interchanges at the Mumbai Local Railway Station is very helpful for people who otherwise struggle to get an alternate mode of transport from the railways station to their place of work. For instance, Deepali Sutar had to travel to Marol Naka everyday for work and would get down at the Andheri Railway Station. “There is a huge queue for bus and share auto outside the railway station. In case, I wish to opt for an independent auto, either they refuse to come or the money asked for the destination is obnoxious. With the Mumbai Metro station interlinked to the railway station, I get into the metro and get down at the Western Express Highway and reach office on time. I also don’t get stuck in heavy polluted traffic jams, which is an added advantage. ”
Reduced travel time
Mumbai Metro provides a faster mode of transport, free from the usual pollution and traffic congestion. This makes locations near Mumbai Metro stations, such as those on Line 1, Line 2A, Line 3, Line 7, and Line 7A, highly sought after, particularly by working professionals with varied work schedules. Living close to a Metro station significantly shortens the commute to the workplace, making these properties more attractive to potential buyers and renters alike.
Residential and commercial destinations being developed
The presence of Metro stations has a transformative effect on surrounding real estate. Developers, recognising this trend, are actively building gated community projects in previously remote areas where Metro stations are planned or under construction. This foresight ensures that there is a steady supply of both residential and commercial properties near Mumbai Metro stations to meet the growing demand, further driving up property values in these areas.
Increased return on investment and high rental yields
Investing in properties near Mumbai Metro stations is not only convenient for personal use but also offers excellent opportunities for both short-term and long-term investors. These properties tend to command higher rents due to the convenience they offer in terms of easy access to transportation. As a result, rental yields in these locations are often significantly higher, making them an attractive investment option in the real estate market.
According to Housing.com data, average property price and property price ranges in the areas with presence of metro are given below.
