The Rajasthan government offers record of rights (RoR) of land online, through its Apna Khata portal. The Rajasthan land record portal was set up by the Revenue Department, after the state passed the Rajasthan Urban Land (Certification of Titles) Act, 2016, a law seeking to provide state-guaranteed land titles

With an aim to offer fast citizen services and keep a check on land transaction-related scams, the Rajasthan government offers Bhulekh or records of rights (RoR) of land online, through its Apna Khata portal, more commonly known as Rajasthan e-dharti website. Apart from offering citizens a host of services online, the Rajasthan E-Dharti portal also helps the state government to maintain land records digitally, which helps in keeping in check land-related frauds. By using the Rajasthan E-Dharti, land owners in the state can access land and ownership-related details about land parcels and property, in the state of Rajasthan.

The Rajasthan e-Dharti was set up by the Revenue Department after the state passed the Rajasthan Urban Land (Certification of Titles) Act, 2016, a law seeking to provide state-guaranteed land titles.

More commonly known as jamabandi nakal or bhulekh in Rajasthan, the accessibility of RoR of land online, not only helps the state maintain them better but also provides ease of procuring documents for the common man.

 

What is Jamabandi?

A term commonly used in north Indian states, including Haryana, Himachal Pradesh, Punjab and Rajasthan, jamabandi stands for record of rights (ROR) of a village. Jamabandi records basically provide you access to each and every detail of land in these states, apart from providing information about the owners and the cultivators.

What is Khata number?

A khata number is an account number allotted to a family that denotes the entire landholding of all the members of that family. Also known as the khewat number, a khata number provides the details of the owners and their total landholding.

What is Khatauni?

A type of account number, khatauni provides information about the land-holding pattern within a family. Khatauni also provides the information about a land, its khasra number, the number of people who own it and its total area. Khatauni also has the details of all the khasras owned by a land owner.

Steps to check land record

Step 1: Log on to the official website http://apnakhata.raj.nic.in. Select the district where the land is located on the Rajasthan e-Dhati portal.

Step 2: Once the district is selected, you will reach another page where the tehsil has to be selected on the Rajasthan e-Dhati portal.

Step 3: You will now have to select the village name from a list and the year for which you need the land record the Rajasthan e-Dhati portal.

 

Step 4: On the page that appears now, the user will have to key in his name, address, city and pin code on the Rajasthan e-Dhati portal. You also have to select 1 of the 5 options (khata, khasra, name, USN and GSN) to get a copy of the record.

Land buyers can verify and check land titles before investing in land parcels/plots. This limits the scope for any wrongdoing.
Buyers and sellers can also view the mutation status of the property.
Banks would demand land title and mutation documents before issuing credit.

According to the proclamation on the website, “The information provided is for general information only and certain nomination is not updated immediately and hence, it cannot be used as a certified / authorised copy in any court or office.” For a certified copy, the user will have to get a copy of the document at any prescribed kiosk.
